HOW WYOMING APPEALS WORK
THE SHORT VERSION

Wyoming values property each January and gives owners 30 days from the assessment schedule to appeal.

WHEN AN APPEAL MAKES SENSE
  • Sales evidence shows fair market value is too high.
  • The assessor's property record is wrong.
WHEN IT USUALLY WILL NOT
  • The complaint is only about the tax bill.
  • You miss the 30-day schedule window.

Wyoming county assessors determine fair market value as of January 1 each year and mail assessment schedules by the fourth Monday in April. To contest the value, an owner files a written statement with the assessor within 30 days after the schedule's date or postmark, whichever is later. County commissioners sit as the county board of equalization. This is general information, not tax advice.
