HOW TEXAS APPEALS WORK
THE SHORT VERSION

Texas appraisal districts set your home's market value every year, and you protest that value to the appraisal review board by May 15 or 30 days after your notice, whichever is later. An appeal makes sense when comparable sales show your appraised value is too high. It will not fix a higher bill that comes from the tax rate.

WHEN AN APPEAL MAKES SENSE
  • Recent comparable sales show your home's market value is below your appraised value.
  • Your home is appraised higher than similar homes nearby (an unequal appraisal).
  • The appraisal district has wrong facts about your home, like square footage or condition.
WHEN IT USUALLY WILL NOT
  • Your bill went up but your appraised value is fair. The tax rate is set by your local taxing units, not the appraisal district.
  • A homestead value cap is already holding your taxable value below market, so a small appraised-value cut may not reach your bill this year.

In Texas, your county appraisal district sets your home's market value as of January 1 each year, and you protest that appraised value, not your tax bill, to the appraisal review board. You have until May 15, or 30 days after the district mails your notice of appraised value, whichever is later, to file. An appeal helps when recent comparable sales show your appraised value is above what the home would sell for, or when it is appraised higher than similar homes. It usually will not help just because your bill went up, since the tax rate is set separately by your local taxing units, not the appraisal district. Texas also limits how fast a homestead's taxable value can rise each year, so in a year when that limit is already holding your taxable value below market, a small reduction in appraised value may not lower your bill.
