Ohio assesses your home at 35 percent of market value and lets you file a free complaint with the county board of revision between January 1 and March 31. An appeal makes sense when recent sales show your value is too high; it will not fix a bill that rose from local levies.

  • Recent comparable sales or an appraisal show your value is too high.
  • Your county just reappraised and the new value jumped past the market.
  • The record has wrong facts about your home.
WHEN IT USUALLY WILL NOT
  • Your bill went up but your value is fair. Local levies set the rate, not the auditor.
  • You missed the March 31 window. The next filing period opens January 1.

In Ohio, your county auditor sets your home's market value and assesses it at 35 percent of that value, reappraising on a six year cycle with an update in the third year. You appeal the value, not your tax bill, by filing a complaint with the county board of revision between January 1 and March 31 for the prior tax year. Filing is free. An appeal helps when recent sales or an appraisal show your value is too high. It usually will not help just because your bill went up, since local voted levies set the tax rate, not the auditor.
