In Kansas, your county appraiser values property annually at fair market value, and you have two ways to appeal. If you disagree with the valuation notice you receive in the spring, contact your county appraiser's office within 30 days from the date the notice was mailed. If you miss that window, or want to appeal after your bill arrives, you can pay your taxes under protest; the protest must be filed by the time you pay, and no later than December 20 if you pay before then. Kansas assesses residential property at an 11.5 percent assessment ratio applied to fair market value, a uniform ratio rather than a growth cap. An appeal helps when recent comparable sales show your value is too high or the record has an error. It usually will not help if your assessment already reflects fair market value and you are only unhappy with your tax bill. This is general information, not tax advice.
