Arizona gives your home a full cash value and a growth-capped limited property value. Your tax is based on the limited value, so an appeal of full cash value often will not lower your bill. You appeal to the county assessor within 60 days of your notice of valuation.

- You have no evidence your full cash value is wrong. The appeal reviews your value, not the size of your bill.

In Arizona, the county assessor gives your home two values each year: a full cash value, which is roughly market value, and a limited property value, which by law can rise only a small amount a year. Your property tax is calculated on the limited property value, so it usually will not drop even if you win a lower full cash value. You appeal the full cash value or your property classification to the county assessor within 60 days of the date your notice of valuation was mailed, and then to the State Board of Equalization or tax court. An appeal helps most when your full cash value is clearly too high or your property is misclassified.
