HOW ALASKA APPEALS WORK
THE SHORT VERSION

Alaska uses full and true value, with a local board appeal due within 30 days of the mailed notice.

WHEN AN APPEAL MAKES SENSE
  • Market evidence shows the assessed value is excessive or unequal.
  • The property record is wrong.
WHEN IT USUALLY WILL NOT
  • The complaint is only about the tax rate or bill.
  • You miss the notice-based filing window.

Alaska municipalities assess real property at its full and true value each year. A property owner may appeal to the local board of equalization within 30 days after the assessment notice is mailed. The appeal must explain why the value is unequal, excessive, improper, or undervalued and should include supporting market evidence. Local filing deposits and procedures vary. This is general information, not tax advice.
